The hall, stairs and landing looked past saving after two winters and a Labrador. Genuinely did not think it would come up like that. Booked them again for the living room already.

Turned up when they said, laid down protective pads, and the whole flat was dry before I got home from work. Price on the phone was the price I paid. Agent accepted the receipt with no fuss.
